有關大樓公基金收支明細公布問題

1.建商必須先撥公共基金到公庫，才能拿到使用執照。
2.通常，建商會先向買方收取3-6個月「管理費」，以允實自己要繳公共基金，但有聰明買方會拒繳，因為依法管理費額度必須經區分權人開會才能決定，而建商一樣會交屋(畢竟是小錢)，如果有幸擔任第一屆管委會，會收到一筆公共基金及拒繳住戶名單。如果房子賣久一點，建商如果還要收取管理費以補貼代管費用，一樣會有住戶拒繳，建商不會積極追討，畢竟不關它的事，到時收到拒繳名單會很多。
3.有良心建商，會把之前代收管理費如數交給管委會，且公共基金也會自己繳。
4.如果是遇到建商以代收管理費充為公共基金，那管委會跟住戶有得吵，住戶會認為管理費應已繳半年了，但管委會認為那是公共基金，一樣要收管理費。
5.新大樓管委會跟住戶衝突，通常會有5年摩擦，如果沒有工作要上法院耗時間的話，可以擔任第一屆管委，因為容易跟住戶起衝突，第二屆及第三屆會清算第一屆。
